Reid’s Real Estate Corner: Sedona Grows +30% in Size
by Reid Simpson, REALTOR® & Team Lead GolfCourseHomes.com

Did you know that last week, Sedona officially added 3,422 acres? That's right. On April 24, 2025, Sedona officially graduated from a total land mass of 11,755 acres to a new combined total of 15,177 acres.
The new land mainly traces Hwy 89A to the southwest of the existing developed portion of Sedona. Each year, between 3 - 3.5 million tourists from all over the world come and visit Sedona! If residential sites get built on this land, they will be fully incorporated into Sedona and rightfully be able to vote in Sedona elections.
The existing zoning provides for 1-2 homes to be built per acre. For perspective, the Denver Airport has a total of 34,000 acres, making it twice the size of the new and larger Sedona.
This will be a long journey of new development, but it certainly provides an exciting opportunity for city planning.
